Accredited Buyer Representative (ABR)

What is the ABR Designation?
Designed for the buyer agent who desires specialized training to effectively service his or her customers in today's real estate market, this coveted designation is awarded by the Real Estate BUYER'S AGENT Council (REBAC), an affiliate of the National Association of Realtors®, to real estate practitioners who meet the specified educational and practical experience criteria.
How can I earn the ABR Designation?
Four requirements must be met to attain and use the ABR® designation.
- Successful completion of the two-day ABR® Designation Course, including an 80 percent passing grade on the exam. After successful completion of the ABR Designation Course, you will have three years to complete the other ABR designation requirements.
- Successful completion of one approved elective course, including an 80 percent passing grade on the exam, within three years of completing the ABR® Designation Course.
- Documentation verifying five completed transactions in which you acted as a buyer representative. Any transactions closed prior to taking the ABR® Designation Course or closed within three years after completing the ABR Designation Course are eligible for credit. The necessary documentation for each of your five completed transactions includes:
- Copy of the signed buyer-agency agreement OR purchase/sale Agreement OR disclosure. The contract must verify the agent's name and/or include the agent's signature as the buyer's agent. Providing only the name and/or signature of the buyer's agent's broker is not sufficient.
- Copy of the closing/settlement verifying that each transaction closed.
- Membership in good standing in the Real Estate BUYERS AGENT Council and the National Association of Realtors®.

One-Day ABR Elective - Short Sales and Foreclosure: What Buyers' Representatives Need to Know
In this course, students will learn the different options available for homeowners in jeopardy. Options include refinancing, foreclosure and short sales. Students will learn how to list and show short-sale properties as well as prepare the short-sale package. If the option is foreclosure, students will learn how to counsel buyers on what to expect when buying a foreclosed home; how to write offers and prepare disclosures; how to prepare for the final walkthrough; and closing. This course will also better educate agents to help consumers prevent foreclosures.
